What to do right now

For active leaks, stopping the water is always step one — before you call anyone. These steps prevent thousands of dollars in water damage while you wait for dispatch.

Step 01

Locate and close the fixture shutoff

Every toilet has a shutoff valve on the supply line where it enters the wall, typically behind or to the left of the tank. Sinks have valves under the cabinet. Turn clockwise until the valve stops. This stops water flow to that fixture without affecting the rest of the property.

Step 02

Shut the main if you can't find a fixture valve

The main water shutoff for most Columbus single-family and condo STRs is either in the utility room, basement, or outside near the foundation. Know its location before an emergency — add it to your property checklist. Shutting the main stops all water to the property.

Step 03

For running toilets: check the flapper

Lift the tank lid. If water is running into the bowl, the flapper at the bottom of the tank is likely worn or misaligned. Push it down firmly — if the running stops, it's the flapper. A temporary fix is to slightly adjust the chain. Permanent fix is a $5 replacement.

Step 04

For slow or clogged drains: try a plunger

A cup plunger (for sinks) or a flange plunger (for toilets) can clear most soft clogs. 15–20 firm plunges with a good seal. If this doesn't work or the clog is in a shared drain stack, stop — forcing it can push the clog deeper or damage old pipes.

Document the damage for insurance

If there's visible water damage — wet flooring, stained ceiling, warped cabinet — take photos immediately before any cleanup. Document the source, the affected areas, and the timestamp. This is required for homeowner's insurance and STR damage protection claims.

Do you send a licensed plumber or a handyman?

For most STR plumbing emergencies — running toilets, dripping faucets, minor supply line leaks, clogged drains — a skilled handyman can resolve the issue without a licensed plumber. When we arrive and identify work that requires a licensed plumber (main stack issues, gas lines, water heater installation, anything requiring a permit), we provide a triage report and can make the licensed referral. We never do unlicensed work on systems that require it.

What do I do right now if water is actively leaking?

Locate the shutoff valve for the affected fixture and turn it off immediately. For a toilet, the shutoff is behind or below the tank. For a sink, it's under the cabinet. If you can't find a fixture shutoff or the leak is behind a wall, shut off the main water supply to the property. Then call dispatch.

Can you handle a clogged toilet or drain during a guest stay?
