1. Service description
614 Dispatch provides emergency maintenance dispatch for short-term rental properties in Columbus, Ohio and surrounding suburbs. Services include guest access rescue, turnover repair, hot tub triage, emergency plumbing, emergency HVAC, and safety triage with licensed-trade escalation when required. We do not perform licensed trade work directly when state law requires a licensed practitioner — in those cases we coordinate with a licensed partner and bill accordingly.
2. Pricing and minimums
Every dispatch has three components: a flat dispatch fee that covers the trip and on-site triage, an hourly labor rate that depends on urgency tier, and a minimum spend per call. The applicable floor is communicated to you on the phone before we roll. The final invoice is confirmed on-site before any work begins. Tier rates are published on our website and may change with reasonable notice. Quoted ranges are estimates; the on-site quote is the contractual figure.
3. Scheduling and cancellation
Same-day, after-hours, and safety-tier dispatches are scheduled in the order received, with priority given to active membership holders. If you cancel after a tech has been dispatched, the dispatch fee is still charged. If we cannot reach the property within the response window we promised due to our own scheduling failure, we waive the dispatch fee for that visit.
4. Memberships
Host memberships (Basic, Priority, Plus + Hot Tub) provide priority scheduling, discounted dispatch rates, an on-file property profile, and (where applicable) a recurring monthly maintenance check. Membership is billed monthly and may be cancelled at any time with effect from the end of the current billing period. Member discounts apply to dispatch fees and labor rates as specified in your plan; minimum spend still applies.
5. Liability and warranty
We carry general liability insurance and document every visit with photos, water/equipment readings (where relevant), and a written summary. Workmanship is warranted for 30 days against defects in our work. We are not liable for damages caused by pre-existing conditions, items outside the scope of the work performed, or guest actions following our visit. Hot tub safety calls always end with a documented safe-to-use or hold-off recommendation; if you direct guests to use equipment we have flagged unsafe, that is at your discretion and risk.
6. Property access
By requesting dispatch, you authorize us to enter the property at the access method you provide (smart lock code, lockbox, on-site cleaner contact). You are responsible for ensuring that any guest currently in the property is informed of our arrival when reasonably possible.
7. Governing law
These terms are governed by the laws of the State of Ohio. Any dispute arising under or in connection with these terms shall be brought in the state or federal courts located in Franklin County, Ohio.
